Market Update

December gave us one of the highest total inventory numbers of 2023 with 2,157 homes on the market. However, as holiday season approaches, we see new listings begin to drop. December brought the lowest of 2023 with only 740 new listings. This in turn tells us that homes are staying on the market longer as the averages days on market (“DOM”) in December was 38.4 - so how is this effecting prices?

It’s no secret that the bidding wars of 2022 are over. This was effected significantly by increase in interest rates and therefore overall demand. In December, sellers (on average) received 95.5% of their original list price, forcing more negotiation for buyers back into the market. So we can see that as average DOM increases, sold to list ratio decreases. This stresses the importance of a pre-listing and marketing checklist: Is the home priced correctly to begin with? Is it being marketed online to an expansive audience? Are we holding Open Houses? Are the listing photos and description quality and accurate?

In the current market, the little things matter!
